Composite Deck Builder in Hampton Roads

What does a composite deck cost in Hampton Roads?

A composite deck in Hampton Roads typically runs $30 to $60 per square foot installed, which puts a 300 to 400 square foot deck between $9,000 and $24,000. Resurfacing a structurally sound existing frame costs substantially less than a new build, because roughly half of a deck's cost is the structure underneath it, not the boards you walk on.

  • Decking boards are 20-30% of the total. Framing, footings, railing, stairs and hardware are the rest.
  • Stainless fasteners are code-required within 300 feet of saltwater and add real cost on waterfront lots.
  • A permit is required for every deck in every Hampton Roads city. There is no size or height exemption in Virginia.

Composite or pressure-treated: which holds up better in Tidewater?

Pressure-treated wood performs fine here if it is maintained on schedule. Most homeowners do not maintain it on schedule. That, more than any material property, is what decides the 15-year outcome.

What is actually under your deck

Composite decking is the part you see and the least likely part to fail. In coastal Virginia, decks fail at three places: the ledger connection to the house, the fasteners, and the footings.

The ledger is where water gets into the house. It needs proper flashing, structural lags or through-bolts to the rim board, and no reliance on the original nails. A high proportion of the failed inspections we see on existing decks are ledger connections.

Fasteners are the salt-air issue. Galvanizing is a sacrificial zinc coating; salt strips it. Rainwater pools in the butt joints between joists and at the ledger, and coastal decks never fully dry there. As shanks corrode and lose diameter, the wood around them decays and the holes elongate. Visible red rust on a coastal deck warrants a professional structural look, not a coat of paint.

Footings in Hampton Roads bear on solid ground 24 inches below grade, deeper if solid ground is not found there. In newer subdivisions built on fill, that depth is regularly greater than 24 inches. The city inspects the hole before concrete goes in.

  • Grade 304 or 316 stainless fasteners and connectors within 300 ft of a saltwater shoreline, required by code.
  • Deck framing designed for 40 psf live load and 10 psf dead load, wet service conditions.
  • Guards required where the surface is more than 30 inches above grade measured 36 inches out; guard height 36 inches minimum.

Composite deck cost by size

Deck sizeComposite installedPressure-treated installedNotes
12 × 16 (192 sq ft)$5,800-$11,500$4,800-$8,600Ground-level, no stairs
16 × 20 (320 sq ft)$9,600-$19,200$8,000-$14,400One stair run, standard railing
20 × 20 (400 sq ft)$12,000-$24,000$10,000-$18,000Typical full replacement
500+ sq ft, raised$17,500-$35,000+$12,500-$22,500Multi-level, stairs, lighting

Line items that get missed:

  • Demolition and haul-away of an existing deck: $5-$15 / sq ft.
  • Railing: roughly $20-$60 per linear foot depending on line and infill.
  • Stairs: budget about $25 / sq ft of stair area.
  • Permit: Suffolk's published schedule works out near $193 all-in for a typical deck; other cities vary and several do not publish deck-specific fees.
  • Stainless hardware upgrade on waterfront lots.
  • Under-deck drainage, such as Trex RainEscape with a 25-year warranty, if you want dry storage below.

How we build a deck here

  1. Site visit and design: 3 to 7 days. We measure, check the distance to any saltwater shoreline, check the flood zone and check whether a Chesapeake Bay Preservation RPA buffer applies.
  2. Material selection. Trex line and colour, railing, fasteners, lighting. Samples on site, in your light.
  3. Permit and HOA, in parallel: 1 to 3 weeks, although HOA review can be longer. Zoning-approved site plan, framing plan, elevations.
  4. Demolition and footings: 2 to 3 days. Footing holes inspected before concrete.
  5. Frame, deck, rail: 4 to 10 days. Framing inspection before the surface goes down.
  6. Final inspection, walkthrough, warranty registration: 1 day.

Composite decking questions

Is composite decking worth it in a coastal climate?

For most Hampton Roads homeowners, yes. Not because composite resists salt better than wood, but because it removes the maintenance cycle that coastal wood decks need and rarely get. The salt-air exposure is in the fasteners and the frame, and those are the same either way.

Can I put composite decking over my existing frame?

Sometimes. The frame has to meet current code for joist spacing, ledger connection and footing depth, and the hardware has to be sound. We inspect before quoting it. On waterfront lots the existing galvanized hardware is often the disqualifier.

How long does a composite deck last in Virginia?

25 to 30 years or more for the decking surface. The limiting factor is usually the structure and hardware, which is why we treat the frame as the real project.

Does composite decking get hot?

In direct summer sun, yes. Trex's SunComfortable technology is offered in select colors and is rated to run up to 35°F cooler than Trex's original boards. Lighter colors, a shade structure, or a south-facing deck with an afternoon shade plan matter more than the brand on the board.

What is a TrexPRO Gold builder?

Trex runs three contractor tiers: TrexPRO, TrexPRO Gold and TrexPRO Platinum, assigned on training and project volume. The concrete benefit of Gold is the limited labor warranty Trex will underwrite on our work: up to 8 years when we install decking, railing and Trex fasteners together.

Do I need a permit for a deck in Chesapeake or Virginia Beach?

Yes, in both, and in every other Hampton Roads city. Virginia's building code exempts sheds, fences and small pools from permits; decks and porches are not exempt. Virginia Beach also requires a zoning-approved site plan and runs a dedicated setback/footing inspection before concrete.

How long does a deck take start to finish?

Four to eight weeks from signature, of which construction is five to fifteen working days. Permit review and HOA architectural review are the variable.

What do you do differently on a waterfront lot?

Stainless connectors and fasteners inside the 300-foot line, aluminium or composite railing rather than steel, attention to flood-zone rules if the property is in AE or VE, and a check for Chesapeake Bay Preservation Act RPA buffer review before we design.
